🚨 Emergency situations

πŸ”₯ Gas Leak

 Step 1

Turn off the gas supply at the main gas meter.

Step 2

If the smell of gas is inside the property, immediately open all doors and windows to ventilate the area.

Step 3

Check that no gas appliances have been accidentally left on without ignition.

Step 4

If the leak persists or occurs after hours, contact ATCO Gas Emergencies on 13 13 52.

⚠️ Important: Do not use electrical switches, appliances or open flames if a gas leak is suspected.

πŸ’§ Major Water Leak

 Step 1

Turn off the water supply.

Step 2

Report the matter to your Property Manager or Strata Manager so that a plumber can be arranged.

Step 3

Where safe to do so, soak up and remove excess water to minimise property damage.

🚿 Leaking Hot Water System

 Step 1

Turn off the hot water system at the isolation valve or switch off the power supply.

Step 2

If necessary, turn off the mains water supply.

Step 3

If the issue cannot wait until the next business day, contact your Property Manager for assistance.

🚰 No Water or Discoloured Water

 Step 1

Check the Water Corporation website for planned works, outages or water quality notices.

Step 2

If no issues are listed, contact Water Corporation on 13 13 75.

⚑ No Power

 Step 1

Check whether any RCD (safety) switches have tripped and reset them if required.

Step 2

Unplug all appliances and reconnect them one at a time to identify any faulty appliance.

Step 3

Check the Western Power website for local outages and estimated restoration times.

Step 4

If power remains unavailable and there is no outage reported, contact your Property Manager or Strata Manager.

⚠️ Fallen Power Line

 Step 1

Contact Western Power immediately on 13 13 51.

Step 2

Stay well clear of the area and maintain a minimum distance of 8 metres from any fallen power line.

⚠️ Important: Never approach or attempt to move a fallen power line.

πŸš” Break-In or Property Damage

Step 1

Contact WA Police on 131 444 and lodge a report.

Step 2

Record and retain the police report number.

Step 3

If the property is no longer secure (for example, damaged windows, doors or locks), contact your Property Manager immediately.

Step 4

If CCTV footage may assist, complete a Request for CCTV Footage Form and it will be assessed against the Security & CCTV Policy.

πŸ”‘ Locked Out

 If you are locked out of your property:

  • Contact your Property Manager during business hours; or
  • Arrange attendance by a licensed and insured locksmith.
